Landlords and real estate agents offer luxurious two-bedroom apartments in Dubai with breathtaking views of the Burj Khalifa fireworks. Prices start at Dhs12,000 per night and range up to Dhs37,000 per night.

The exclusive penthouses listed on Booking.com cost between Dhs70,000 and Dhs80,000 for one night.

Other listings on the website show premium apartments in Dubai available to rent for the period between December 30, 2023, and January 1, 2024, at prices ranging from Dhs30,000 to Dhs50,000.

Classified platforms such as Dubizzle and short-term accommodation apps such as Airbnb are also attracting a lot of interest from those looking to celebrate New Year’s Eve, as most properties are already fully booked.

Companies are renting for Dh37,000 per night

Vinayak Mahtani, CEO of bnbme holiday homes, told Khaleej Times, “Our prices in the city centres are about 20-30 per cent higher than last year. We have a four-bedroom penthouse on offer for Dh37,000 for the 31st night with a clear view of the fireworks. The minimum rental period is three nights.”

The apartment is 4,500 square feet and comes with a housekeeper and a chef for breakfast.

“Last year the same apartment cost about Dh30,000 and this year it is higher. In the winter season, this apartment costs about Dh7,000 per night. Other four-bedroom apartments start at around Dh7,000 per night.”

Those who book early can sometimes secure an apartment that turns out to be cheaper than spending thousands of dirhams on table reservations at hotels and restaurants in the busy party districts.

Apartments around Downtown are Completely Booked out Say Agents

Mostafa Hammad, Head of Leads Management at Drehomes Real Estate, said: “In recent months we have had problems finding available apartments, especially in the city centre. It has become very expensive. There is nothing available in these areas, especially now. The highest price at the end of November was Dh160,000 per month for a four-bedroom apartment in Dubai. This particular apartment has a huge balcony and a direct view of the Burj Khalifa.”

Other smaller apartments with views of the Burj Khalifa are also selling for between Dh140,000 and Dh130,000.

“Although our company does not offer daily Dubai rentals apartments, I know that the daily rentals for some of these apartments are even above Dh12,000 or Dh12,500, and that will go up as we get closer to New Year

He points out that you can find some listings on Dubizzle, but when you call the agents, you are often told that everything is already rented out.

“They probably haven’t removed those listings yet, but they probably will soon. This year, we have seen a 20 to 30 percent increase in short-term rentals compared to previous years,” he adds.

Premium access to the New Year's Eve fireworks

According to experts, property sizes range from studios of around 450 square metres to penthouses of up to 8,000 square metres. Amenities include high-speed internet access, utility connections, late and early check-ins and premium access for the New Year's Eve fireworks and Burj Khalifa shows, with butler services and airport transfers also frequently requested.

Aneela Bibi, Head of Short-Term Leasing, Chestertsons MENA, said: "Rental prices rise considerably on New Year's Eve, with apartments in some areas costing up to four times the going rate. In Downtown Dubai, for example, a three-bedroom apartment in Dubai that normally fetches Dh1,600 to Dh2,500 per night will cost between Dh6,000 and Dh8,500 on December 31."

"In the last three years, the supply of properties has increased by 37 percent," adds Bibi.
